Security, Sea Views, Privacy and a Villa on the Beachfront.

A survey conducted by Knight Frank last year reveals there has been a rise in demand for waterfront houses, the biggest in a decade, while Google Trends indicates that searches for "Beachfront Properties for Sale" have climbed by +130% over the previous three months.

The Caribbean is a popular destination for those seeking beachfront property, but rapid construction on several islands over the past 30 years has made such locations increasingly scarce.

Antigua, with its 365 beaches (one for each day of the year), is one of the few islands in the area where beachfront property is still available for purchase, but brokers fear this will not be the case for long, especially when demand surges post-pandemic.

A Savills assessment from 2023 notes that while Antigua is only 108 square miles in size, the island relies heavily on tourism for at least 60% of its annual GDP.

Because of this boom, the island has attracted many property buyers especially from Europe - with 60% of buyers British, 25% made up of other European buyers and 10% are from the US.

James Burdess - Head of Savills Caribbean commented: “There are some fabulous developments and real estate opportunities in Antigua; it’s still good value and you can buy right on the waterfront, which is difficult to do in other popular Caribbean islands such as Barbados and St Barts now, at a reasonable price point. Buying a home on Antigua will appreciate, as prices are only going to go one way and that’s up in the next few years.”

Not surprisingly, the beachfront villas at Pearns Point, a new neighbourhood of high-end residences being built in Antigua, have been in high demand.

If you've ever imagined waking up to sweeping vistas of the Caribbean Sea from your very own waterfront mansion, Pearns Point is your chance to make that dream a reality.

Pearns Point, located on a magnificent peninsula on the west coast of Antigua and connected to the mainland by a thin bridge, is an area of great natural beauty and is surrounded by eight picturesque and isolated beaches, giving it the sense of a national park. Oceanfront, oceanfront, and oceanview properties are all available, and each has breathtaking views of the blue sea.

James Burdess says: “Pearns Point is an exceptional piece of land and location. Being on a peninsula gives a feeling of being on your own private island with the advantages of security, sea views and privacy.”

Adam Gobat, Sales and Marketing Director of Pearns Point commented: “Waterfront property is in high demand, and we would urge those looking to buy a piece of oceanfront paradise to reserve their plot now. Pearns Point offers a rare opportunity to purchase a plot that is both secluded yet conveniently close to some of the island's main attractions.”

For owner David Malm, who runs a private equity firm, purchasing two plots of land on Pearns Point, was the obvious choice, saying: “I did a lot of research and a complete tour of the island, but I fell in love with the Pearns Point's location, it is unquestionably the most beautiful spot on the island, the topography and beaches are just incredible. Being on the west side of the island means the sunsets are amazing, so I have a fabulous view.

“Waterfront properties are in short supply in the Caribbean and people always want to stay in them. Having bought the 3 most westerly acres my property is very unlikely to go down in price, and in an inflationary environment, its best to own real estate assets.”

Pearns Point gives prospective homeowners the option of designing and building their ideal home from the ground up on their selected plot, or they can take advantage of the Developer's new Lot + Villa programme, which assists buyers in constructing a villa in a pre-designed style with the help of the Developer's experienced, professional team of architects and contractors who understand international quality levels.

Antigua has long been a popular vacation spot for adventurers and peace-seekers alike due to its proximity to a number of major airports. Falmouth Harbour and Nelson's Dockyard, a UNESCO World Heritage Site, attract sailing enthusiasts from all over the globe for some of the world's most prominent yacht regattas, such as Antigua Sailing Week and Antigua Classic Yacht Regatta.

Sting Ray City is a popular destination for snorkelers and divers thanks to its azure seas, but the area's several beaches, jungle ziplines, golf course, and other land-based activities keep visitors coming back, too.

A 31,046-square-foot oceanfront lot costs $2,017,990, while the same lot including a villa costs $3,217,990. The Villa Cost covers construction of the basic infrastructure and building up to and including the roof. Neither the interior design (such as the use of tiles) nor the exterior (which may feature a pool or a patio) are included. The designer has the freedom to choose from a variety of accessible styles or to create their own.
