LUXURY RESORT AND RESIDENCES IN THE DOMINICAN REPUBLIC.

In the northeastern Dominican Republic, on the southern shores of Samaná Bay, Four Seasons and Cisneros Real Estate (Cisneros) have announced plans to build Four Seasons Resort and Residences Dominican Republic at Tropicalia, a sustainable luxury destination on a 60-acre (24-hectare) site along the pristine beachfront. The project will combine Cisneros' decades of business and investment in the Dominican Republic, Latin America, and the United States with the world-famous hospitality and service of Four Seasons. With current progress, the opening is anticipated sometime in early 2026.

The Four Seasons Resort and Residences Dominican Republic at Tropicalia, designed by Brazilian architect Isay Weinfeld in a tropical modernist style, will usher in a new era of eco-friendly luxury for discerning tourists. A 95-room hotel and 25 private residences with three- and four-bedroom floor plans will be built on the beachfront site. Tropicalia, the Cisneros family's private estate, is a stunning tropical paradise with pristine beaches, a clear blue sea, and colourful coral reefs, as well as mountains, woods, mangroves, lagoons, rivers, a thriving coconut plantation, and an organic farm.

Adriana Cisneros, Chief Executive Officer of Cisneros, notes that the company’s nonprofit Fundación Tropicalia has dedicated more than a decade to the region’s well-being through an array of educational, socioeconomic, and community programmes. “Tropicalia reflects our family’s cultural values,” Cisneros says. “More than 10 years ago, we embarked on a journey to support social sustainability through innovative projects in agriculture, gender equality, education, the environment, entrepreneurship, and microfinance. Our goal was to create a new kind of luxury destination that is in balance both with nature and with the local community. Cisneros Real Estate, the development division of Cisneros, a conglomerate with more than a century of experience in media, real estate, consumer products, and social leadership, is the proud owner of Tropicalia. Cisneros plans to keep ownership of Tropicalia for the foreseeable future, considering it a legacy project vital to the continued prosperity of the local, regional, and national economies.

“Four Seasons will bring a new level of luxury hospitality to the Dominican Republic, a premier Caribbean destination located about four hours by plane from New York and two and a half hours from Miami,” William Phelan, President of Tropicalia, says. “The Dominican Republic also has excellent airlift from Europe, Latin America, and other key markets. Our resort will lead the region’s development of sustainable tourism by integrating innovative design, environmental management, and community development into our business DNA.”

The Resort will have 95 rooms and suites, a spa, health and wellness facilities (including a yoga pavilion), watersports (including tennis, padel, and pickleball), a children's centre (Kids for All Seasons), and event spaces. There will be a variety of dining options available on site, from a specialty restaurant to a seaside grill to a poolside bar to a ceviche bar to a juice bar to a marketplace and miscellaneous shop to a coffee shop and rum bar.

Samaná Bay is a legendary marine sanctuary where humpback whales and leatherback turtles return to birth new generations; it is also a popular destination for scuba diving, catamaran tours, sailing, and seasonal whale-watching excursions. Explorers can find limestone hill formations (mogotes), mangrove forests, ancient caverns with Tano pictographs and petroglyphs, and an abundance of animals at Los Haitises National Park, a popular destination for land excursions. After the new Four Seasons Resort is finished being built, the Tom Doak golf course at Tropicalia will open for play.
